B.D. Terraces: Resilient Coastal Exteriorism
This proposal transforms 1,785 square meters of ground-floor oceanfront space at Residencias Bahía Dorada in Pampatar into a tranquil, ocean-resilient sanctuary. The design turns a critical structural liability: severe moisture leaks into lower-level cabins, into a high-end architectural asset by completely decoupling all greenery from the structural slab.
Fluid, organic lines break up the building’s rigid geometry, introducing an elevated xerophilic landscape housed in large-format fiber-cement containers. Grounded in a warm, tactile palette, the intervention pairs sand-toned microcement and low-porosity porcelain tiles with custom modular seating and white zen garden like drainage channels. Layered LED lighting gently illuminates the terraces by night, while the deliberate omission of fast degrading materials like wood decking or artificial grass ensures long-term, low-maintenance durability. The result is a seamless fusion of technical remediation and resort-style luxury.
